Airbnb House Rules Checker

Airbnb's new house rules bind every reservation booked on or after 20 November 2026. Paste your listing text below and this will flag the phrasing that no longer passes, explain why, and tell you what to do about it.

What this is, and what it is not

This is an independent checker. It mirrors the seven categories Airbnb's own Listing editor recognises, which are chores, fines, mandatory fees, local fines, contracts, personal info and off-platform registration, plus one of our own for gating entry or a critical amenity. Passing this does not mean passing Airbnb's. Different implementation, different corpus, and Airbnb reserves further review on anything its editor flags.

It errs toward flagging. False positives are a property of this problem rather than of this tool: Airbnb's own editor was observed flagging a bear-proof bin request that Airbnb's published policy offers as an example of a reasonable ask. That is why findings are graded, with violation for phrasing the policy names almost verbatim and review for phrasing that depends on context no scanner can see.

There is no way to check a listing from its URL. Airbnb's robots.txt disallows /rooms/*/house-rules, which is exactly the page a checker would have to read, so we do not fetch it. Paste the text, or pull it from the PMS that already holds it, which is the better habit anyway: fix the copy in Hostaway, Guesty, Streamline, Escapia or Barefoot and the correction survives the next sync to Airbnb. Fix it only on Airbnb and your channel manager will quietly put it back.

Your text is sent to our scanner, checked and discarded. It is not stored and it is not written to any log: the handler records how many characters arrived and how many findings came back, and nothing else. The endpoint is rate limited so it cannot be used as a free CPU, which is also why the scan does not run locally in your browser.

The rules are the easy half

Clearing your listing takes an afternoon. Building guest relationships that do not depend on an OTA's permission is the part that pays. We can show you what that looks like on your own data.
